Senior Quantity Surveyor – Residential Developer

Our client, a respected housebuilder, is seeking an experienced Project Quantity Surveyor to join their team. The successful candidate will play a key role in the financial management and cost control of residential housing projects, ensuring that they are delivered on time and within budget. This is an excellent opportunity to work on traditional build housing developments and contribute to the success of high-quality residential projects.
Key Responsibilities:
- Cost Management: Prepare, manage, and monitor project budgets, ensuring accurate cost control throughout all stages of construction.
- Valuations and Payments: Conduct regular valuations, including preparation and submission of interim valuations and final accounts, and manage subcontractor and supplier payments in accordance with agreed terms.
- Tendering and Procurement: Assist in the preparation of tender documents and contracts, and manage the procurement of subcontractors, suppliers, and materials in line with project requirements and budgets.
- Variation Management: Identify and evaluate variations to the contract, ensuring all changes are properly costed, recorded, and agreed with relevant stakeholders.
- Financial Reporting: Prepare regular financial reports, including cost forecasts, cash flow projections, and budget variance reports, and present these to the senior management team.
- Risk and Value Management: Conduct risk assessments and ensure value engineering opportunities are maximized, balancing cost efficiency with quality delivery.
- Contractual Administration: Administer contracts, ensuring compliance with terms and conditions, and manage any claims or disputes that may arise.
- Collaboration: Work closely with project managers, site teams, and design teams to ensure that projects are delivered to the highest standards and within financial constraints.
Qualifications and Experience:
- Proven experience as a Project Quantity Surveyor, ideally within traditional build residential housing.
- Strong understanding of UK construction contracts, particularly JCT contracts, and cost management processes.
- Experience in cost control, valuations, and financial reporting.
- Excellent numerical and analytical skills with attention to detail.
- Strong negotiation and communication skills, with the ability to manage relationships with subcontractors, suppliers, and internal teams.
