Potensis Selection presents a fantastic opportunity to join an industry-leading high-end residential developer as a Senior Buyer. The Senior Buyer is integral to the procurement operations, driving the acquisition of high-quality materials and services essential for residential construction. This role involves close collaboration with internal teams and external suppliers to ensure projects are delivered on time, within budget, and to the highest standards of quality and compliance. Reporting to the Head of Buying, you will directly contribute to the company’s success by optimizing procurement strategies and fostering strong supplier relationships.

Key Responsibilities

  • Develop and Implement Procurement Strategies: Design and oversee material procurement plans tailored to meet the needs of multiple active development sites. This includes forecasting material requirements, evaluating market conditions, and securing resources in line with project schedules and financial constraints.
  • Supplier Management and Negotiation: Act as the primary point of contact for all supplier engagements. Build and maintain productive relationships, negotiating contracts to achieve favourable terms without compromising quality. Manage ongoing supplier performance, ensuring adherence to delivery schedules and agreed specifications.
  • Technical and Budgetary Oversight: Collaborate with architects and engineers to validate material specifications, identifying any discrepancies in technical drawings and resolving these efficiently. Lead the preparation of material cost schedules, assigning appropriate cost codes to monitor budgets and ensure financial targets are maintained across projects.
  • Site and Stakeholder Support: Conduct regular site visits to assess material usage and resolve supply issues proactively. Coordinate with site managers and other departments to address operational challenges and implement improvements to procurement processes.
  • Data Reporting and Financial Forecasting: Prepare detailed financial reports on material costs, accruals, and projected expenses, ensuring transparency and accuracy in all documentation. Monitor trends and price fluctuations, advising stakeholders on their potential impact and proposing mitigation strategies.

Requirements

  • Industry Experience: A proven history of managing material procurement in the construction sector, ideally within large-scale residential housing projects. Demonstrated expertise in supplier negotiations, budgeting, and cost control.
  • Skill Set and Proficiencies: Strong analytical and numerical skills with a methodical approach to problem-solving. Proficient in procurement and financial software, alongside advanced MS Office skills. Exceptional communication abilities to effectively liaise with suppliers and internal teams.
  • Personal Attributes: Highly organized and capable of managing multiple priorities simultaneously. A proactive problem-solver with attention to detail and a commitment to achieving excellence in all aspects of procurement.
